TÖYAK® stands for Facility Scaling, Management and Analysis Criteria. Developed by Livista360, this methodology is designed to independently measure the performance of facilities and businesses, prioritize their risks, and make their progress trackable. Its key difference from classical audit approaches is that it combines document review with on-site observation to measure the gap between "what exists on paper" and "what is actually executed in the field".
Each assessment is conducted through nearly 600 dynamic questions across 21 main process groups. Findings are collected on an evidence-based basis, supported by root-cause analysis, and reported as a prioritized improvement prescription. This way, management clearly sees which area is critical, why it matters, and which step must be taken first.
Facility performance assessment can be applied to residential complexes, mixed-use projects, commercial facilities, industrial plants, factories, healthcare and educational buildings. Similarly, businesses' management systems, process maturity, operational efficiency, risk and cost structures can be evaluated with this methodology. The goal is not to find fault, but to objectively reveal the current state and provide an actionable improvement roadmap.
At the end of the assessment, the facility's or business's maturity level (Initial, Developing, Controlled, Advanced, Excellence) is determined; findings are prioritized; and management receives a comparable, measurable performance table. This allows resource allocation decisions to be based on objective data.
TÖYAK® provides an independent perspective, separated from the party running the operation. It jointly examines whether documented systems actually work on-site, whether they produce measurable results, and what their improvement potential is.
