What is TÖYAK®?

TÖYAK® stands for Facility Scaling, Management and Analysis Criteria. It is a methodology developed to independently assess the management, operations, risk, efficiency and process performance of facilities and businesses; to rate their maturity; and to reveal their improvement path.

What Is TÖYAK® and What Does It Aim For?

TÖYAK® goes beyond classical audit approaches, reading documents and the field together in a single corporate health analysis.

TÖYAK® evaluates a facility or business not against its written procedures, but against its actual on-site execution. Because the performance of a facility is measured not by what is written in the files, but by how the workflow actually operates on the ground. TÖYAK® is designed to reveal this gap.

The assessment process consists of scope definition, document review, on-site observation, risk analysis, prioritization, improvement prescription, reporting, and verification. Each step is evidence-based; findings are supported by observations and cross-verification, not assumptions.

This way, management can clearly see which process is critical and why, which losses should be addressed first, and which steps should be implemented within which timeframe.

TÖYAK®'s core purpose is to objectively show where the assessed facility or business currently stands in terms of efficiency, profitability and sustainability; to report its bottlenecks, losses and leakages; to identify priority improvement areas; and to make performance trackable over time.

01

Objective Status Assessment

Impartially reveals the assessed structure's current performance level.

02

Priority Development Areas

Identifies which areas should be addressed first, based on impact and probability.

03

Trackable Performance

Makes progress visible and comparable through repeatable measurements over time.

Core Principles

The Five Core Pillars of TÖYAK®

The five core pillars that form the "T-Ö-Y-A-K" acronym of TÖYAK®.

T

Facility Classification and Typology (Scaling)

Classifying a facility into the correct category based on its surface area (m²), mechanical/electrical load (chillers, transformers, automation density) and user type.

Purpose: To legally register that industrial facilities, healthcare facilities, educational facilities, malls and mixed-use projects cannot be managed with the same management budget and competence as a standard residential complex.

Operational Counterpart: Developing a facility-specific "Percentage and Cost Weight" matrix.

Ö

Measurable Operational Standards (Metrics)

The process of cleaning the field from individual discretion and making it fully digital.

Purpose: To eliminate subcontractor blindness; to connect cleaning, security, technical processes and procurement processes entirely to real-time verifiable data.

Operational Counterpart: Recording OEE (Overall Equipment Effectiveness), waste ratios and reactive failure frequencies onto digital dashboards through checklists.

Y

Managerial Competence and Licensing (Competence)

Determining the corporate memory/analysis level of the teams and the company that will manage the facility.

Purpose: To remove management processes from individual memory, connect them to Standard Operating Procedures (SOP), and certify the professionals involved.

Operational Counterpart: "Lean Management and 5S" training analyses delivered by Livista360 on-site for both blue-collar and white-collar staff.

A

Analysis and Audit Infrastructure (Audit)

A periodic audit mechanism that measures the facility's immune system and corporate health.

Purpose: To prevent errors not at the moment of crisis, but before they occur (preventive/protective approach).

Operational Counterpart: Unannounced on-site audits conducted by Livista360 across 21 sections and 3 system criteria, and the Corporate Health Index scoring. It is a scoring matrix of approximately 500 questions; blended with on-site interviews and observations, it produces a report unique to you, far beyond a template.

K

Public, Legal and Financial Compliance (Compliance)

Ensuring the facility is fully secure from energy laws to labor law standards, from occupational safety regulations to sustainability criteria and certifications.

Purpose: To move the employer / board of directors / executives into a zero administrative risk zone.

Operational Counterpart: Managing subcontractor progress payments in 100% compliance with legal regulations and contract-based SLA sanctions, connecting procurement processes to audit-appropriate KPIs, auditing them based on collected SLIs, and preventing misperceptions (such as the perception of excessive dues) by ensuring transparency.

TÖYAK® Five-Dimensional Assessment

Each dimension measures a different layer of the facility and the business, and cross-verifies the others.

01

On-Site Maturity Scoring

Objective status assessment through nearly 600 dynamic questions across 21 main process groups.

02

Internal Risk Matrix

Custom weighting of processes according to their vital criticality and risk levels for the business.

03

Sectoral Coefficient Multiplier

"Tailor-made" autonomous dynamic analysis specific to factories, malls, mixed-use projects, residential complexes or companies.

04

Data-Driven Process Monitoring Maturity

Calculation of a data-driven process monitoring maturity coefficient for each of the 21 main process groups.

05

Violation Coefficients & Corporate Maturity

Corporate maturity level reporting based on maturity multipliers derived from violation coefficients in Critical/Important/Standard questions.
